Multifamily Investment Property: Due-Diligence Checklist

Multifamily due diligence usually requires more than a physical walk-through. The investor should organize property, tenancy, operating and transaction information and involve the appropriate professionals for matters outside brokerage scope.

## Property and systems
Review condition, major systems, deferred maintenance and inspection findings.

## Occupancy and leases
Confirm available lease records, rent information, deposits, notices and other tenancy documentation with appropriate legal review where needed.

## Operating information
Review available income and expense records and distinguish seller-provided information from independently verified facts.

## Transaction and professional review
Title, survey, financing, insurance, environmental, tax and legal matters should be reviewed by the appropriate qualified professionals.

This checklist is educational and is not a substitute for transaction-specific legal, tax, engineering, inspection or financial advice.
